Occupancy Inspection

When a borrower is 30 days late

An inspector visits the property to document its occupancy status. Geo-tagged photos of the front and any signs the home is in use when occupied; all four exterior sides if confirmed vacant. Door knocks are part of select occupancy orders.

Vacant Walk-Through

After preservation has secured the property

Room-by-room interior and exterior assessment, utility verification, vandalism and freeze-damage checks, and any preservation issues that need client attention.

Disaster Inspection

After a hurricane, flood, or fire

Structural damage, water intrusion, fire impact, roof damage, debris, occupancy status, and safety concerns. Time-sensitive reporting for portfolio impact assessment.

Loss Draft Inspection

When insurance funds have been released

Repair scope verification, photo documentation, and reporting on workmanship and remaining deficiencies. Protects collateral while letting borrowers access proceeds.

Bankruptcy Inspection

When a borrower files for bankruptcy

Occupancy and condition documentation that meets servicing and legal compliance requirements throughout the proceedings.
